Property Tax
Business locating operations in Rio Rancho will be subject to property taxes among the lowest in the country. Most property is appraised by the Sandoval County Assessor’s and taxes are imposed on one-third of assessed value (.33). The applicable property tax rate depends on the property type and location. Tax bills are mailed November 1 of each year. At least one-half of the total bill must be paid by December 10 to avoid delinquent charges of interest and penalties. The second-half payment becomes due on the following April 10 and must be paid by May 10 to avoid delinquent charges. Property-in-transit through the state or warehoused for delivery out-of-state is exempt. The following table provides the non-residential tax rates for Rio Rancho.
